Understanding Your BASIX Commitments
Your BASIX certificate lists specific commitments that must be satisfied before the OC can be issued. These typically cover:
Water: Rainwater tanks, water-efficient fixtures, irrigation systems Energy: Insulation R-values, glazing specifications, HVAC efficiency ratings, hot water systems Thermal comfort: Heating and cooling loads (calculated by your thermal performance assessor)
The critical point: BASIX commitments are legally binding. The certifier will check that what was built matches what was committed to. If you've substituted a product or changed a specification during construction, you need an amended BASIX certificate before the OC application.
NCC Section J: What Developers Need to Know
NCC Section J applies to Class 2–9 buildings (apartments, commercial, mixed-use). It sets minimum energy efficiency requirements for:
- Building fabric (insulation, glazing, shading) - Services (lighting, HVAC, hot water, lifts) - Metering and monitoring
